What's next for Portland's 107-year old Keller Auditorium

Driving the news: On Wednesday, the council accepted updated reports from the Halprin Landscape Conservancy, the Lloyd Center owners and Portland State University.

• The Halprin plan is an overhaul inside and out, with a dramatic new facade.
• The Lloyd Center plan involves cutting into the shopping mall to add roads and a new theater, covered by a giant, silver rain canopy.
• The PSU plan is to build a "multi-use arts and culture complex," comprising two theaters, teaching space, a conference center and a private hotel at SW 4th Avenue and Lincoln Street, a 10-minute walk south of the current Keller.

The big picture: Broadway shows drive half of Portland's five venues' income, and the productions have grown since the Civic Auditorium was remodeled in 1968.

• In January, "The Lion King" Broadway musical arrived in 22 semitrucks.

The intrigue: Portland leadership is faced with tough choices about how to create a vibrant downtown.

• "The future Portland is not, unfortunately, in office workers, it's in arts, culture and education," Jason Franklin, PSU's associate vice president of planning, construction and real estate, told Axios.

By the numbers: The PSU project cost would be around $650 million, including $447 million for the city-owned 3,000-seat venue and $115 million for a 1,200-seat venue that PSU would own, according to Franklin. The hotel would be privately funded.

• The Halprin plan would cost from $236-$281 million depending on how quickly it were built.
• The Lloyd Center plan would run $430 million.

What's next: The city will solicit comments from the public; responses to the plans are due July 31.
