Northwest Arkansas' real estate market is starting to level off, according to the latest data from Redfin/MLS.

Why it matters: Northwest Arkansas metro buyers longed for a little relief after two-plus years of plummeting inventory and sky-high home prices.

Mortgage rates started to surge in May and have since passed 7%, squeezing homebuyer budgets.

By the numbers: NWA's inventory is up 27.7%, and pending sales are down 16.5% since May.

Median home sales prices fell from $340,000 to $327,000 from May to September.

Sellers are increasingly dropping their asking prices, the data shows, with roughly 34% of listings seeing price cuts in September, up from 21.5% in May.

Meanwhile, a shrinking share of homes sold above list price. In September, 28% of homes in NWA sold over list price, down from 50.6% in May.

Homes are now sitting on the market more than twice as long. Listings in May sold in five days on average, compared to 13 days in September.

Yes, but: Monthly mortgage payments are significantly more expensive than they were a year ago.

The bottom line: While the Northwest Arkansas market is calmer, rising mortgage rates may keep homeownership out of reach for many.

'Tis finally the season, meaning it's time to partake in local holiday traditions. Here are some ideas to get you started.

Fayetteville's downtown square is illuminated with more than 500,000 LED lights each night until Jan. 1, 2023.

Details: Lights shine daily from 5pm–1am.

Take an immersive walk through "Listening Forest," Crystal Bridges’ new outdoor, nighttime experience.

Cost: Admission to the cashless event is $27.54 and $15.30 for youth ages 7-18. Kids 6 and under get in for free. Get advance tickets online ($5 off through Dec. 7).

Details: The exhibition, created by artist Rafael Lozano-Hemmer, is open Wednesday-Sunday through Jan. 1.

If you go: Wear comfy walking shoes, and organizers suggest planing on 1-2 hours to see and enjoy the installations.

One of the biggest holiday events, the Bentonville Christmas Parade, is happening Dec. 10 down Main Street and around the square.

The parade starts at 6pm, and this year's theme is "colors of the season."

Glide atop the 7,000-square-foot Rink at Lawrence Plaza in downtown Bentonville.

Details: Session hours vary weekly. Check the season calendar.

Cost: Skating costs $7 per session, including skate rental. Get tickets.

Kiddos will delight in the bright and inflatable decor, along with a visit from Santa and train and pony rides at the Stewart Family Christmas Light Display.

Cost: Admission is $8 and free for kids 2 and younger.

Details: Hours are 5–10pm weeknights and 5–11pm weekends at 4279 E. Wyman Road in Fayetteville. Open until Jan. 3.

Get into the holiday spirit with a drink (or two) at one of these cheery spots.

❄️ Pinpoint has its holiday theme in full force, featuring immersive decor, games and inventive cocktails.

Details: It opens at 5pm Tuesday–Sunday at 23 N. Block Ave. in Fayetteville. Closing time varies each night.

What to order: A Chai Hard with tea-infused Tito's Vodka or a frozen Blue Christmas sounds delish.

🎄 Miracle on 2nd Street is back at Undercroft, the speakeasy-type bar under The Preacher's Son, through Dec. 31.

Details: Hours are 5–11pm Monday–Thursday and 5pm–midnight Friday–Saturday at 201 N.W. A St. in Bentonville.

What to order: Alex suggests a sweet Christmas Carol Barrel, made with tequila, coffee liqueur, spiced chocolate and dry Curaçao.

Pro-tip: Your best bet is to make a reservation.

If a night at the theater is calling your name, catch "A Christmas Carol" at TheatreSquared in Fayetteville.

The family-friendly play runs through Dec. 24. Get tickets.

Things to Do

With pending home sales and median home sale prices skyrocketing, there are no signs of a cooler market in Northwest Arkansas.

Why it matters: We keep hearing about a market crash, but so far, local data doesn't support that claim.

What's happening: From May 2021 to this May, new listings were up 9.1%, and pending sales were up 32.7%.

Meanwhile, median home sale prices shot up 29.4%.

Yes, but: More than 5,600 homes sold in NWA during the first six months of the year, Talk Business & Politics reports. 

Zoom out: Nationally, mortgage applications were down 24%, and, on average, 6.5% of sellers dropped their asking price each week in June, per Redfin's latest market update.

National pending home sales were down 13% in June from the same time last year — the largest decline since May 2020, Redfin's report stated. 

What we're watching: New listings and pending sales. If more listings flood the market this summer and buyers don't bite, that's when we would start to see more power shift into buyers' hands.

The bottom line: Demand is too strong for the market to cool here anytime soon.

The Northwest Arkansas metro issued 29.8 single-family building permits per 10,000 people in the first quarter of 2022, the latest analysis by real estate company Redfin shows. 

Why it matters: As the number of homes for sale remains near all-time lows and monthly mortgage payments are near their record high, building more housing is one way to ease the affordability crisis.

Zoom out: Single-family and multifamily building permits are up from pre-pandemic levels in most U.S. metros, Redfin found.

Of note: Redfin defines "single-family" as buildings with one to four units and "multifamily" as buildings with five or more housing units.

Yes, but: "There still aren't enough homes to meet the pace of household creation, and we need to be more prepared when demand inevitably picks back up," said Redfin chief economist Daryl Fairweather.

The bottom line: Ramping up new home construction will help move the market toward balance, if only a little.

The season of giving is almost upon us, so we found a few volunteer opportunities with local organizations that need your help.

But don't stop here. There are dozens of other worthy causes in and around NWA.

Walk dogs or socialize cats at the Fayetteville Animal Shelter.

Why it matters: Volunteering helps animals at the shelter find a caring home.

What to expect: Opportunities include advocating for pet adoption, foster care, bathing and grooming dogs and more.

Details: While anyone can volunteer, those under the age of 16 will need a parent or guardian present. You must be at least 18 years old to walk dogs.

What's next: Attend an upcoming volunteer orientation or contact the shelter to learn more.

Donate supplies to Socks and Cookies, a local nonprofit that sends care packages to deployed troops.

Why it matters: The donated snacks, hygiene kits and other items provide troops a "piece of home" while they are away from loved ones.

How to help: Purchase items from the organization's Amazon charity list or drop off donations at their Rogers office.

Other needs: The organization also collects donations for baby care packages that support deployed military families.

Get involved at the Northwest Arkansas Food Bank.

Why it matters: Last year, the organization distributed more than 14 million pounds of food and provided 11.3 million meals in the region.

What to expect: Volunteers sort and pack items in the distribution center or prepare and load mobile pantries.

Details: Peruse the schedule and register to volunteer online. You must be at least 13 years old to participate, and those under 16 need an adult present.

Other needs: Join or host a food drive for items on the food bank's needs list.

Donate books or pick up shifts at The Friendly Bookstore, an all-volunteer operation supporting the Rogers Public Library.

Why it matters: The store is stocked with donations, and sales proceeds go toward the library's lunch and learn programs, summer reading club and other community services.

What to expect: Jobs range from greeting customers and checking them out to curating book sections and leading shifts.

Details: Volunteers are asked to commit to at least four three-hour shifts a month. Apply online.

Other needs: Donations are accepted at the store from 11am-3pm Tuesday through Saturday.

5. Support those experiencing homelessness

Volunteer at 7hills Homeless Center or donate from the organization's needs list.

Why it matters: The center supplies food and other basic needs and resources to people experiencing homelessness and provides housing services.

What to expect: Weekly shifts include serving meals, helping in the food pantry and organizing items in the donation room.

Details: Commit to at least one day per week for at least two hours between 8:30am-3pm. Sign up online.

Volunteers must be at least 18 years old.

Other needs: Clothing, hygiene products and other items can be dropped off on weekdays at their Day Center in Fayetteville.
