Dallas Design District to get two new towers

• It's the live-work-play model of urban planning that can also be seen in Uptown.

Driving the news: Dallas-based HN Capital Partners plans to build a two-tower project in the neighborhood, offering office space, residential units and Dallas' highest swimming pool.

State of play: The development, called Hi Line Square, takes inspiration from New York's Meatpacking District and Dallas' own Hi Line Drive.

• The project will comprise a 17-story office building and 30-story residential building with 300 units. The bottom floors will have high-end retail stores and showroom spaces.

The intrigue: DHD Films has been in the Design District for nearly 16 years. Initially, all of the company's staff was commuting to work by car. Now, 20% live a "short bike ride" from the studio, creative director Shezad Manjee tells Axios.

• Manjee says he has noticed that new residential units have brought more restaurants to the area.
• "What I've realized is, in order for this area to continue developing, we're going to need more people to live here," Manjee says.

Between the lines: Developers face the challenge of keeping the Design District's vibe intact.

• HN Capital Partners founder Vipin Nambiar says Hi Line Square will be a "uniquely Texas and Dallas-based reaction" to urban planning and design, ensuring the district keeps its roots.

Zoom out: Koreatown is another traditionally business-heavy Dallas neighborhood that is adding apartments. Plus, it's getting an H Mart later this year.

What's next: HN Capital Partners hopes to begin construction on Hi Line Square in 2026 and finish the project by the end of 2029.
