While the local and statewide housing market has cooled somewhat, homes across Washington are still selling far faster than the national average.
The big picture: It'sanother sign of a split U.S. housing market, where buyers' negotiating power depends heavily on where they live.
Zoom in: In Washington state, homes that went under contract in October stayed on the market for a median of 36 days, compared with 51 days nationwide, per Redfin.
What they're saying: In and around Seattle, houses are staying on the market longer than they were a year ago — but the area "still has a massive housing shortage," Zillow senior economist Orphe Divounguy told Axios.
"That's why it's such an expensive market."
The bottom line: Pain for local homebuyers may be easing in 2026, but it's not going away.
