San Antonio's apartments are getting bigger.
Why it matters: Developers nationwide are catering to people who want more space while they postpone house purchases or work from home, according to a recent report from rental listing website RentCafe.
By the numbers: The average size of a San Antonio apartment built between 2014 and 2023 is 903 square feet, per RentCafe.
- That's 57 square feet more than those built prior to 2014.
The big picture: San Antonio ranks seventh in the nation for the average size of its new built-to-rent houses, at 1,493 square feet.
Zoom out: The average U.S. apartment built in 2023 measured 916 square feet, a 27-square-foot rebound from the previous year.
Flashback: Nationally, apartment sizes shrank in 2022 to the smallest on average since at least 2014, according to the report.
- The downsizing came as strong rental demand spurred developers to pack more units into buildings, researchers say.
Yes, but: San Antonio apartments were growing roomier even then, bucking national trends.
State of play: A flood of new, typically pricey apartments have been built nationally in recent years.
- More two- and three-bedroom rentals hit the market last year, pushing up the national average size, but one-bedroom floor plans continue to dominate, RentCafe found.
What's next: Apartments under construction in San Antonio will be even more spacious than what's available now, at an average 972 square feet.
