The area around Dix Park continues to see apartment surge

Driving the news: The latest addition will be Rosewood, a seven-story apartment building with more than 260 units at the corner of South Saunders and West South streets.

Zoom in: The building's developer, Raleigh-based Blue Heron Asset Management, plans to break ground this month at 718 S. Saunders St.

• Blue Heron spent more than $12 million acquiring the parcels that make up the 2-acre property.
• The building's architect is Raleigh-based Cline and WM Jordan Co. will lead construction, with a completion date set for 2028.
• The total project will be nearly 400,000 square feet across two buildings. Apartments will range in size from 499 square feet to 1,531.
• Around 5,000 square feet will be set aside for ground-floor retail.

The big picture: In just the past few years, more than 2,000 apartment units have been built, proposed or are under construction in the area of downtown, according to the Downtown Raleigh Alliance.

• Notable projects include the 20-story Maeve tower, The Weld and Kane Realty's The Row, The Platform and the under-construction Oldham & Worth apartments.
• The hundreds of millions of dollars are reshaping the area, bringing in new businesses while also raising concerns over rising home prices.
• Many city leaders hope that the investments will make the area feel more walkable and make the connection between Dix Park and downtown more pleasant.
