The $2.2 billion Titans stadium passed a critical construction milestone, and Nashville city leaders finally struck a deal for a Tennessee Performing Arts Center building on the riverfront.
Why it matters: 2025 was the year the revitalized East Bank began to really take shape.
Zoom out: In addition to progress on the land surrounding the Titans stadium, the area also saw the old metal scrapyard site finally sell. The Oracle corporate campus project also took an important step forward with a rezoning earlier this year.
- Here's a recap of an eventful year for the most ambitious redevelopment project in Nashville's history:
Stadium: The Titans hosted a "topping out" ceremony last month to celebrate the hoisting of the final piece of the ring beam to the top of the stadium, which is expected to be completed in time for the 2027 season. Top Titans executives, including owner Amy Adams Strunk, and government officials attended the event.
- Of note: NFL commissioner Roger Goodell was on hand, and spoke positively about the city hosting a Super Bowl in the near future.
Neighborhood: The Fallon Company announced the name for the upcoming new neighborhood that will surround the stadium: Eastpoint.
- Along with Metro leaders, the master developer unveiled the development's "public realm framework," which will serve as a guideline for the project. The framework's key features are family-friendly spaces, green design and seamless connectivity. The project includes retail and hotel developments, which will be announced soon.
- Fallon also announced the design team for its East Bank projects.
Affordable housing: Fallon partnered with Elmington Capital Group for a project that will bring affordable housing units, a day care and retail space to a building to be located next to the new stadium.
- Groundbreaking is expected in the first half of 2026.
Metro: Mayor Freddie O'Connell hired Ben York to lead the newly created East Bank Development Authority, the city agency in charge of the redevelopment work.
- O'Connell's administration committed more capital funding to infrastructure projects on the East Bank.
TPAC: O'Connell struck a deal with TPAC for a new $624 million arts center on a prime East Bank Parcel. The lease agreement is on track to be approved by the Metro Council next month.
