Kane Realty begins its next large expansion of North Hills

Driving the news: Now we know what will be the first project on those 28 acres, which the real estate company is calling an extension of its North Hills Innovation District.

• The company filed plans with the city at 901 Navaho Dr. for an 8-story residential building with 207 apartments. The Triangle Business Journal first reported the application.

Zoom in: A spokesperson for Kane said that the proposed building would be a 55-and-up community, which the company believes is underrepresented in the market.

• The company said its goal with the 28-acre expansion is to continue to build up the walkability and connectivity of the area.
• In addition to apartments, the building will have around 17,000 square feet of space for retail.
• Several existing residential buildings will be demolished to make way for the new project.

State of play: It's been an active year already for Kane, which is already building the Tributary apartment building nearby and proposed plans for several new residential towers in North Hills.

The big picture: The area around Navaho Drive is undergoing one of the biggest transformations in entire city.

• Kane Realty likely will add several buildings in that area in the coming years.
• And Dewitt Carolinas has invested heavily on adjacent land, with The Exchange, a billion-dollar mixed-use campus that so far has one office building finished.
• But later this year, construction is expected begin on an 18-story residential tower there, featuring a Life Time Fitness club.
