Kane Realty files plans for 15-story residential tower in North Hills

Roughly two and half months after winning its rezoning case at the Raleigh City Council, Kane Realty has submitted plans for a new residential tower in North Hills.

Why it matters: The rezoning case proved contentious as some residents pushed back against Kane's efforts to build taller buildings along Six Forks and Lassiter Mill roads, raising concerns about the area's ability to handle increased traffic and shadows cast from new towers.

• But Kane, Raleigh's most prolific developer, argued additional height was needed to handle the city's growing population and North Hills' status as a magnet for newcomers.

Driving the news: Kane's new site plan calls for a 15-story residential tower at 4000 Center at North Hills St., a piece of property that is currently a parking lot next to RH Raleigh and the One North Hills office tower.

• It could have built up to 20 stories under the rezoning allowances.
• Kane has not yet responded to a request for comment and a timeline for construction has not been announced.

Zoom in: But the plans for the site call for 246 apartment units and 18,000 square feet of retail space.

• The apartments would be built over top of a parking deck with 483 parking spaces.
• The entire building would be more than 500,000 square feet, according to the plans.

The big picture: Kane Realty has more than 1,200 apartments either under construction or about to begin at sites stretching from Dix Park to North Hills.
