Hub RTP lands its first office tenant

• But the initial development was built on spec, meaning it had no tenants lined up when construction started.
• Other buildings planned for Hub RTP, like Longfellow Real Estate Partner's lab building, are now waiting for tenants before beginning construction.

Driving the news: The Charlotte-based real estate firm White Point — which has built Hub RTP's first office building, the Horseshoe — said Tuesday that Genesys has leased more than 26,000 square feet of space on the fifth floor of the new building.

• The building has a total of 120,000 square feet of office space as well as room for retail and restaurants.
• Also previously announced as tenants: Prime BBQ, a second location for the Durham Indian restaurant Cheeni and a cafe from Drift Coffee.

Between the lines: Hub RTP began construction in early 2020, before office vacancy rates in the area skyrocketed due to remote work trends.

• Genesys, which develops artificial intelligence software for call centers, is moving its operations from an existing office on Emperor Boulevard in Durham to the Horseshoe.
• It expects to move into the building this fall.
• White Point said in a release it expects to have more announcements for HUB RTP in the coming weeks.
