See the latest plans for the Wanamaker Building

Driving the news: Developer TF Cornerstone has unveiled new details of its designs for the century-old building, which stretches from Market Street to Chestnut Street beside City Hall. Mark Faulkner, an associate principal with the New York-based Practice for Architecture and Urbanism, which is leading the building's retail design, tells Axios the plans for the Grand Court include:

• ☀️ Restoring the historic skylight above the courtyard. The skylight was covered up decades ago but is still visible on the ceiling.
• 🛍️ A mix of shops of different sizes, including food and drink offerings.
• 🚶🏽A new public arcade (basically a public corridor or access point) at Chestnut Street leading to the Grand Court.

🏊 Plus: A proposed 18-by-60-foot rooftop pool and accompanying hot tub, per the Inquirer.

• Philly-based JKRP Architects is designing the building's apartments, offices and rooftop.

Catch up quick: TF Cornerstone gained control of the entire building this year and plans to convert some office space on the upper floors into hundreds of apartments.

• The first three floors will remain open to the public, including the Grand Court, where the historic organ is located.

The big picture: Philly has a brain trust of businesses and officials working on a plan to reimagine Market East, which has struggled economically for decades.

What's next: Wanamaker construction is expected to begin in early 2026.
