If you're thinking about selling your house, you may want to act fast.
The big picture: The "best time to sell," per Zillow researchers, depends on where you live. For much of the U.S., home-sellers who list in the spring make more money on the sale than they would any other time of the year, according to multiple industry publications.
- A national analysis by Realtor.com found the ideal week to list is coming up between April 13 and 19.
- Philly homes listed in the first half of last June sold for 2.2% more — typically $8,100 — than any other time of the year, per to a new Zillow report.
State of play: Mortgage rates remain elevated this spring.
- Some shoppers have adjusted to higher rates, though many still feel priced out or find few options available.
Between the lines: A couple weeks can make a big difference in Philly, per Zillow.
Case in point: Philly sellers who listed their homes in late June sold for $2,700 less than those who put up their homes in early June.
- Beware, Philly: November and December are among the worst times of the year to put your home on the market. Sellers sold for about $10,000 to $11,000 less.
What we're watching: Mortgage rates continue to dictate the sluggish housing market.
- "When rates fall, more buyers rush in, putting upward pressure on prices, which could happen at any time of year," Zillow senior economist Orphe Divounguy said in the report.
