June home listings in one of Arkansas' most expensive markets surged more than 42% from a year earlier, per the Federal Reserve Bank of St. Louis.
Why it matters: More inventory can give buyers space to negotiate after years of expensive housing, higher mortgage rates and tight supply shaping who can afford to live in the area.

- Average sale prices in Benton and Washington counties were at all-time highs of more than $400,000 in the second half of 2025, according to the Arvest Skyline Report.
By the numbers: NWA homes spent a median 60 days on the market in June, down from 80 in January, but up from 50 last June.
- Statewide, 13,781 homes were listed for sale in June and spent a median of 62 days on the market.
Zoom out: Nationally, active listings were up 1.9% year over year to 1.1 million, while the median home spent 53 days on the market, unchanged from June 2025.
Context: The local count includes active single-family homes, condos and townhomes in the Fayetteville-Springdale-Rogers metro, excluding pending listings.
What we're watching: Historically, NWA's housing inventory continues to climb throughout the summer and early fall, dropping in the winter.
