Home sales ticked down slightly across the region in 2025, but some of Nashville's fastest-growing neighborhoods bucked the trend with a steady surge of buyers.
Why it matters: A deeper dive into the real estate data reveals the powerhouse ZIP codes that are continuing to reshape the city.
Zoom in: Antioch continues to be the most dominant force in the local real estate market, and it's not particularly close.
By the numbers: The 37013 ZIP code in Antioch led the city in closings last year with 1,121 sales logged, according to Greater Nashville Realtors.
- That's an uptick of 5% over sales in the neighborhood last year.
The second-place finisher was 37209, which includes The Nations and Sylvan Park. Buyers there closed on 853 properties last year.
The big picture: This is the third consecutive year 37013 has come out on top, which underscores the high level of growth on the southeastern edge of Davidson County.
- Antioch's staying power is fueled by its relative affordability, with a median sales price of $391,000 for a home, and a wide range of options, including subdivisions, townhomes and condos.
- The ZIP code also has a large geographic footprint that comes with lots of opportunities for new development.
Between the lines: When residents get priced out of neighborhoods like East Nashville, Antioch is one of the city's safety valves.
- Its location along Interstate 24, and its proximity to different job centers like downtown and the health corridor in Williamson County, amp up its desirability.
Case in point: Antioch has become a destination in its own right with new development such as the Tanger Outlets and a new In-N-Out location.
- The city added a new police precinct in November to manage the area's growth.
Zoom out: Other top draws included the 37211 ZIP code in the Crieve Hall area, 37076 in Hermitage, 37221 in Bellevue and 37207 north of downtown.
Fun fact: The most affordable ZIP code in the city is 37217 around Percy Priest Lake, where the median sales price for a home was $311,875 in 2025, per Greater Nashville Realtors.
- Other ZIPs with a sales price under $400,000 include 37072 in Goodlettsville, 37115 in Madison, 37138 in Old Hickory and 37214 around the airport.
The other side: The most expensive ZIP code was 37215 in Green Hills, where the median home price clocked in at more than $1.1 million.
