New affordable housing project will be built near Lindbergh MARTA station

The latest: All of the Overlook's 130 units will be affordable for households at 50%, 60% or 80% of the region's Area Median Income, the Beltline said in a press release.

• For a two-person household, that ranges from around $45,700 to $73,120.
• The units will be a mix of efficiency and one- and two-bedroom, and they will be constructed in one building that will include a raised deck, structured parking and 10,000 square feet of commercial space.
• According to the Beltline, the "affordable" commercial space will be subdivided into storefronts and include a larger area for a prospective food and drink tenant.
• The project is expected to be completed in 2028.

Zoom in: Overlook at Garson is also located west of the intersection of Garson Drive and Piedmont Road and is a short walk from the Lindbergh MARTA Station.

• The site, which the Beltline purchased five years ago from Wells Fargo, is next to its future Northeast Trail.

What they're saying: Atlanta Beltline president & CEO Clyde Higgs said the project is an example of how "public infrastructure can create lasting economic impact by preserving space for affordable housing, supporting local businesses and connecting people to transit."

By the numbers: According to the Beltline's housing metrics dashboard, it's achieved 81% (4,555 units) of its goal of building 5,600 affordable units in its Tax Allocation District (TAD) by 2030.

The intrigue: More than half of affordable housing stock (2,717 units) built within the Beltline's TAD is located in Southwest Atlanta.
