Student housing tower pitched for Varsity parking lot

Threat level: First off, The Varsity isn't going anywhere; the fast-food restaurant's operations and retro building won't be affected by the tower.

• "The Varsity has served our loyal customers on North Avenue since 1928, and we look forward to continuing to serve them for many years to come," John Browne, the chief operating officer of The Varsity Inc., said in a statement.

Zoom out: Privately built student housing is changing Atlanta's skyline and driving Midtown's growth.

• Landmark's plan would inject a strong dose of density near MARTA rail and Georgia Tech. The tower would have 560 units, according to a permit application filed on Oct. 31.

By the numbers: Since 2015, almost 2,400 student housing residential units were built along Spring Street in Midtown, according to the Midtown Alliance.

• 214 units are currently under construction on Peachtree Street. A 293-unit building on 7th Street is currently in the planning phase.
• According to alliance data, students make up roughly one-quarter of Midtown's approximately 24,000 residents.

What's next: The proposal must navigate the design review process.

• Landmark says the building will include "expansive pool deck with a resort-style pool and Jumbotrons, an oversized fitness center, sports simulator, sauna, extensive study space and sky lounges."
