Georgia-Pacific building will convert top floors to apartments

The Georgia-Pacific office tower, the pink-granite pillar in the Downtown skyline, could bring much-needed residents to a pocket of Peachtree Street dominated by offices and hotels.

Why it matters: The paper-towels-and-everything-else company's plan to turn the upper floors of its 51-story building into more than 400 apartments is a high-profile rethink of Atlanta office spaces in a post-pandemic world.

Zoom in: In addition to the sky-high apartments ("among the highest in the Southeast," the company said in a statement), Georgia-Pacific plans to add approximately 125,000 square feet of retail, restaurant and entertainment space.

• 600,000 square feet of the building will serve as offices anchored by the company and Koch Inc., its parent company. The building has more than 2,100 parking spaces — and sits atop a MARTA rail station.

What they're saying: "The office landscape has changed, and we recognize that the adaptive reuse of our site and office tower can create greater long-term value," Christian Fischer, president and CEO of Georgia-Pacific, said in the statement.

What's next: Georgia-Pacific is eyeing a fall 2027 completion date. Future phases could include a hotel and more retail and housing.
