HOA fees climb in Florida as more homes list with dues

The majority of homes for sale in Florida last year came with homeowners' association fees, according to data from Realtor.com.
Why it matters: The Sunshine State has more homeowner associations than any state except California — and the cost of belonging to one has risen.
By the numbers: Roughly 64% of Florida homes listed for sale on Realtor.com in 2025 had HOA dues.
- The state also had the costliest HOAs in the country, relative to home prices, with a median monthly fee of $369.
- Nationwide, only 44% of listings included HOA dues, with a median monthly fee of $135.
Between the lines: HOAs oversee property appearance, parking, noise and more in a neighborhood. In condominiums, dues fund maintenance and amenities such as pools and gyms.
- Associations often enforce strict rules on everything from holiday decor to lawn care, with fines for residents who fail to comply.
- Gov. Ron DeSantis signed a law in 2024 that set new limits on what an HOA can demand of its members, curbed excessive fines and made records more accessible to the public.
What they're saying: "This is an overwhelmingly Florida story," the report's author wrote, "and even though we control for home prices, expensive Florida metros like Miami and Naples end up on the list."
