The best week of 2026 to buy a home in Richmond is almost here

By the numbers: Listing prices in metro Richmond typically fall around 7% from their seasonal high during that period and active listings are typically up, by around 17% compared to summer peak.

• Plus, Richmond buyers face around 33% less competition that week, per Realtor.com's analysis.

The big picture: "Home shoppers heading into fall will find an opportunity that has been hard to come by in recent years: more choices and less urgency," Realtor.com senior economist Hannah Jones said in a press release.

Yes, but: Mortgage rates over 7% and stubbornly high home prices continue to sideline many.

• Last month, single-family home sales in metro Richmond declined 5.6% year over year, per the Richmond Association of Realtors.
• Meanwhile, the median single-family home price hit $450,000 — up 4.7% over last September, per RAR.

The fine print: Realtor.com analyzed several years of seasonal housing data, including listing prices and inventory levels, to determine the best week to buy a home nationally and in the 50 largest U.S. metros.

• Mortgage rates weren't included.

The bottom line: Buyers may get a little more breathing room next week — if they can clear the affordability hurdle.
