Richmond's Diamond District breaks ground on first apartments

The Diamond District developers recently shared some time-lapse photos of the highly anticipated development site over the years.
Why it matters: The development portion of the Diamond District will hit a key milestone this week, so the site should look drastically different a year from now.
State of play: Project developer Diamond District Partners will break ground Wednesday on Dōma, a 276-unit apartment complex with ground-floor retail — and the "first privately-financed building" of the neighborhood, per a news release.
- It's a groundbreaking nearly four years in the making, or at least that's how long it's been since DDP was announced as the project's developer. The group began infrastructure work in 2025.
- Dōma will sit between CarMax Park, which opened in April, and Hermitage Road, at what will one day be 2707 Diamond View Dr.
Zoom in: Once the $80 million building is done, more than half of Dōma's 276 market-rate apartments will be one-bedrooms; 32% will be two-bedrooms and 2% studios. It'll also have a rooftop pool and gym.
- The building will have 4,000 square feet of commercial space and a 453-space parking garage, which it'll share with a coming-soonish office building.
- The first apartments will be available in early 2028.
What's next: A Diamond District park, a 180-room Kalyan Hospitality hotel, a 20,000-square-foot retail building and 161 units of workforce housing — all of which will be done or underway by 2028, per DDP.
