South Richmond mobile homes need repairs

The big picture: The report found that most of the mobile-home residents aren't able to pay for the repairs themselves, which leaves them living in unsafe conditions.

• The average household income of a local mobile park resident is $37,856.

• Mobile home owners, meanwhile, can't tap into equity like traditional homeowners because their homes are titled as vehicles, not real estate.
• And mobile owners rent the lot their unit sits in, which makes them vulnerable to rent increases, something that's been happening more often in recent years.

Zoom in: At an average of nearly 50 years old, many of these homes now have issues like leaky roofs, rotten floors and windows, plus HVAC, plumbing and electrical issues.

• project:HOMES, a local affordable housing nonprofit who prepared the report for the city, has been working since 2023 to make repairs on the mobile homes.
• They've replaced doors, windows, roofs and more for around 50 households since then using grant funding.

What's next: project:HOMES is hoping to knock out repairs for another 50 homes in the next fiscal year.
