Mass. single-family home sales dip in April

• Massachusetts has roughly two months' worth of inventory, while Keegan says a balanced market typically has six months' worth.

State of play: Affordability is also an issue for many would-be buyers, while home prices remain well above the half-million mark.

• Yet the single-family homes that did sell closed at 100.4% of the listed price in April, Keegan said.
• That means those homes on average sold at or above asking price, suggesting demand remains higher for more popular listings.

Condo sellers fared better last month, with sales falling just under 2% compared with April 2025.

• Condo prices rose to a median of $565,000, up 2% from last April, but remained lower than single-family home prices, which rose over 5% to $695,000, per MAR data.

What they're saying: "It's a great time to be selling," Keegan says, "but for buyers, they really need to put their best foot forward because it is really competitive still."

What we're watching: While closed sales fell, new listings were up compared with last April.

• Keegan says that means more options will come online for buyers who have spent months or even years shopping for a home.
