
Upscale apartments next to Sycamore will open with rock climbing wall and vinyl listening room

Linea — the 24-story, 370-apartment tower that's been under construction along South End's Rail Trail — is officially pre-leasing.
Why it matters: It comes with the whole kit and caboodle of amenities. With the record number of apartments going up in Charlotte, a single-dumbbell-rack and rectangular pool aren't enough to win over prospective residents anymore.
- Property management company Bozzuto promises an upscale living experience at Linea, comparable to that of New York City or Chicago, with concierge services, "hotel-inspired" amenities and trendy restaurants on the first floor.
The high-rise has more than 18,000 square feet of ground-floor retail and restaurant space. So far, the businesses announced are Night Swim Coffee in the apartment lobby, True Food Kitchen and BAR ONE Lounge.
- Two remaining retail spaces are available, according to Foundry Commercial's website.
- A sky bridge connects Linea to The Line, a 16-story office tower with more businesses on the first floor, like the popular Mediterranean restaurant Chapter 6.
By the numbers: Rent for a studio — which range from 520 to 670 square feet — starts at $1,700. There are also 193 one-bedrooms, starting at $2,280 and ranging from 640 to 1,200 square feet.
- The 128 two bedrooms start at $3,400 and range from 1,050 to 1,700 square feet.
- Fourteen three bedrooms start at $5,400 and range from 1,530 to 2,500 square feet.
- Thirteen of the units are penthouses.
- They're targeting 2025 move-ins. The first six floors of the building will open initially, then the rest of the building will finish in the new year.
Catch up quick: Atlanta-based Portman Residential and partner National Real Estate Advisors are the developers at 2161 Hawkins St. The site used to be the old Sycamore Brewing. The popular brewery moved next door to The Line as part of Portman's duo-tower development.
If being within walking distance of endless Mountain Candy IPAs on draft doesn't sell young professionals on the high rise, Linea has a long list of other amenities, including:
- A 24/7 resident team offering "away from home services," such as cat care for up to three days, plant care and mail delivery, which is included in the rent.
- A gym with skyline views, private fitness rooms with Echelon Mirrors and the "highest rock climbing wall in the city."
- A year-round, heated pool on the 23rd floor, with a sun shelf, lounge chairs, cabanas and daybeds, a fire pit, grilling stations and outdoor dining spaces.
- A game room with ping pong, foosball and shuffleboard, and a "billiard parlor" on the 23rd floor.
- "The Sound Lounge," which has a music library, HiFi turntable and speakers for playing vinyl records, also on the 23rd floor.
- A work area with private rooms, treadmill walk station, adjustable-height desk and an A/V-equipped conference room.
- A pet spa and covered dog park on a deck, with "smart turf" — a self-flushing system that controls any odor.
- A custom resident app to pay rent, unlock doors, manage package deliveries, RSVP for community events, request maintenance, find perks for nearby businesses, and access services like dog walking, housekeeping and dry cleaning.
- There are 766 parking spaces between the Linea's wrapped deck and The Line's garage and electric vehicle charging stations.
- A bike storage room with a repair station.
The big picture: The apartments bring "that extra layer of service that you can't find in South End right now," says Nick Petropoulos, Bozzuto regional portfolio manager. It's more on par with Uptown towers or luxurious apartments in other big cities.
- "Being able to bring that level of service to the epicenter of where everyone wants to be in Charlotte is really exciting to us," he adds.
Zoom out: Charlotte Area Transit is planning a new Blue Line light rail stop outside the apartment building, with a projected 2026 opening date.
- The high-rise is located in a heavily traveled spot on the light rail, where people regularly hop the fences and cross the rail tracks for a quicker route to Publix or Atherton Mill on the other side. CATS expects the new station to cut down on illegal crossings.
For tours, the temporary leasing office on the ground floor is initially operating Monday-Friday from 9am to 6pm. Tours are by appointment on Saturday.
