1 big thing: Who's done waiting
Denver sellers aren't delaying moves — and they're sweetening the deal for buyers.
Why it matters: Even this housing market can't stop a Baby Boomer who's tired of cleaning an empty nest or a young family running out of bedrooms.
What they're saying: Homeowners need to move, so price reductions and mortgage rate buy-downs are common. "It's almost a buyers' market at this point," Denver agent Kelly Moye says.
The big picture: Many U.S. homeowners feel locked into their current mortgage.
- Those with a mortgage rate below 3% say their likelihood of moving in the next three years would soar from about 17% to 28% if they could keep their current loan, per recent surveys from the New York Fed.
What's next: More golden handcuffs could start to loosen. Optimism has grown that the Federal Reserve will start cutting interest rates in September, Axios' Felix Salmon reports.
2. 👀 Inventory on the rise


The number of Denver-area homes available to buy jumped nearly 40% in June compared to a year earlier, according to Redfin data.
Why it matters: For now, Denver buyers have the advantage.
What's next: Homes will fly off the market if mortgage rates fall, which will likely "keep prices ticking up in the coming months," Redfin senior economist Sheharyar Bokhari wrote in a recent report.
