The Caltrain station at 4th and King streets could look radically different under a new redevelopment proposal.
Why it matters: Developer Prologis' joint venture with Caltrain would leverage one of the largest remaining mixed-use development opportunities in San Francisco and could reinvent the junction of the Mission Bay and SoMa neighborhoods.
State of play: The 20-acre site, owned by Prologis, runs along Townsend and King streets between 4th and 7th and is currently used as a Caltrain station and rail yard.
- The project would convert it into a cluster of buildings anchored by an 850-foot skyscraper on the corner of 4th and King and replace the existing Caltrain station with a modernized facility.
- It'd create roughly 2,500 residential units, including affordable housing, and about 4 million square feet of commercial space.
- The development would cover up to 8 million square feet.
What to expect: Prologis anticipates a 15- to 20-year build-out, following rail storage at a not-yet-identified offsite location and completion of The Portal. (That's the Transbay Joint Powers Authority's project to extend Caltrain service from 4th and King to the Salesforce Transit Center.)
- The first phase will focus on 4th and 7th streets, with rail work preceding vertical construction.
- Prologis expects to raise funds from public and private capital for the project.
- Caltrain says it does not anticipate fare increases as a result of the project and says it will prioritize service continuity during construction.
What's next: The project application was submitted to the San Francisco Planning Department earlier this month and now moves into a formal environmental impact review, as mandated by California law.
