Backyard pools are making bigger waves in Denver, with a noticeable uptick in home listings featuring them, according to new data from Realtor.com.
By the numbers: Six years ago, about 16% of Denver-area home listings had pools, per Realtor.com.
- This year, 1 in 4 local listings offer the luxurious outdoor amenity — a jump of 9 percentage points from 2019 that puts Denver slightly above the national average of 24.4%.
The big picture: The growing prevalence of pools tracks closely with the rise in multi-million dollar properties.
State of play: The premium for homes with pools is slipping back to pre-pandemic levels, meaning sellers banking on a big pool payoff might get a splash in the face, Realtor.com reports.
- The typical asking price is now roughly 21% per square foot compared to homes without pools, down from a 26% peak in 2022.
