Charlotte's newest apartments at the Queensbridge Collective development are now ready for move-ins after about two years of construction.
Why it matters: VIVIAN, the 42-story tower on the edge of Uptown and South End, is reshaping the skyline and raising the expectation for high-end apartments in Charlotte.
State of play: In South End, where rents average around $2,000, VIVIAN floor plans start at about $2,100 for a 550-square-foot studio and go up to about $7,600 a month for a three-bedroom penthouse. A one-bedroom ranges around $3,000 to $4,000, the website shows.
- The average South End resident is 29 years old and makes $110,000 a year, according to Charlotte Center City Partners.
Catch up quick: Chicago-based Riverside Investment & Development and Woodfield Development broke ground on this skyscraper in 2023 at the corner of Carson and South Tryon, where strip club Uptown Cabaret and the retro Midnight Diner used to be.
- VIVIAN is the second-tallest residential building in the Carolinas, the developers say, behind The VUE in Uptown.
- The Queensbridge Collective tower was designed by architecture firm Goettsch Partners, with interior design by Shelton Taylor Associates. Clark Construction Group built it.
What's inside: 409 studios, one-, two-, and three-bedroom residences, ranging from 558 to 2,180 square feet, and a few penthouses.
- The property touts floor-to-ceiling windows, open layouts, modern cabinetry, matte-black fixtures, integrated smart-home technology, and oversized balconies in select units.
- Amenities include:
- a ninth-floor indoor and outdoor fitness center
- a 10th-floor resident lounge with bowling and a golf simulator
- coworking spaces and soundproof pods
- pickleball and basketball courts
- a dog park
- a top-floor pool with unobstructed views, plus grilling stations, cabanas and an outdoor bar
Zoom in: Guard & Grace, the Michelin-recommended steakhouse, is opening this fall on the building's 10th floor with a 2,000-square-foot outdoor terrace.
- FARE restaurant and Night Swim Coffee also signed leases, but have no opening date yet.
What's next: Next to VIVIAN, the developers are working on a 43-story office tower with 304 more apartments. The design incorporates more than 20,000 square feet of retail and 100,000 square feet of amenities. It's expected to finish in mid-2028.
- Across Charlotte's center city, construction of over 4,860 apartments is forecasted to have either started or be completed by 2027.
