New renderings: NoDa-area development adds a billiards bar and event venue to its lineup

The Pass, a mixed-use development near NoDa, has signed two more tenants and completed its first phase of construction.

What’s happening: Pass 41 is the first of three phases of construction on the project, which is led by Atlanta-based developer Third & Urban. Subsequent phases will be called Pass 42 and Pass 43. The Pass’ new tenants are PINE, an event venue from 828 Venue Management Company, and Borderline Bar & Billiards. Both will open in 2024.

Why it matters: Neighborhoods just north of Uptown are transitioning from industrial pockets into areas ripe for new development.

  • The Raleigh Street corridor, where The Pass is located, is seeing an influx of local businesses and organizations. Soul Gastrolounge, a popular restaurant that was priced out of Plaza Midwood, became the first tenant to sign with The Pass in May.
  • Charlotte Art League opened on Raleigh a few years after its lease was terminated amid South End’s rapid development in 2017.
  • The Independent Picture House, a nonprofit arthouse theater, filled the void left by the Manor, which closed in Myers Park in 2020.

Details: Borderline Bar & Billiards is owned by Greg Guillorn, one of the owners of Villa Heights gastropub The Degenerate. It will include a 1,800-square-foot patio and 4,000-square-foot interior space with regulation-size pool tables, darts, cornhole and a fire pit.

PINE is an event space in a 12,000-square-foot restored warehouse. This will be the company’s first North Carolina location. PINE is slated to open in spring 2024 and will begin tours of the space for prospective clients starting in December. The venue includes:

  • Seating for 320 people.
  • A fully furnished lounge overlooking the main event space.
  • Two client suites.
  • A built-in bar.
  • A catering kitchenette.

Zoom out: The Pass is located at 530 E. Sugar Creek Road and 4100 and 4212 Raleigh Street. The 12-acre site will have access to the Cross Charlotte Trail (this segment is expected to be complete by the fourth quarter of 2025) and the LYNX Blue Line Sugar Creek Station.

  • The Pass will also include Charlotte FC’s 11th mini-pitch, a small community field, which will be unveiled on Nov. 1. It also includes a mural by artist Geoff Gouveia.

What’s next: The Pass’ first retail tenants are scheduled to open this spring. The development’s first residents will move by summer 2025.

Of note: Odell is the project architect. Urban Design Partners is the civil engineer. Gay Construction is the general contractor. Foundry Commercial oversees office leasing. Thrift Commercial Real Estate handles retail leasing.

What we’re watching: Camp Pickle, a 1940s summer camp-themed pickleball food-meet-sport restaurant, is eyeing The Pass as a potential location.
