New renderings: Adaptive reuse project called “The Pass” coming along the edge of NoDa

We have a first look at The Pass, a multi-phase repurposed structure coming to the edge of NoDa.

What’s happening: The Third & Urban, an Atlanta-based developer, project will include office, retail and upscale multifamily residential units.

Why it matters: The 260,000-square-foot project is the latest in a wave of development along the light rail, particularly along Raleigh Street.

Details: The project, which is right next to the Sugar Creek light rail stop, spans two sites: 4100 and 4212 Raleigh St.

By the numbers: Phase one, known as Pass41, includes 86,000 square feet of office and retail space.

  • Phase two (Pass42) will consist of 120,000 square feet commercial space.
  • Phase three (Pass43) will be 60,000-80,000 square feet of commercial space.

What’s next: Construction on Pass41 is scheduled to begin within the next month and be completed by the first quarter of 2023. Plus, 330+ multifamily units are set to be completed in the third quarter of 2024.

Of note: Foundry Commercial will manage and lease office space at The Pass, with Thrift Commercial overseeing retail leasing. Odell Associates Inc. is the architect and Gay Construction is the general contractor.

  • PGIM Real Estate and Blueprint Local are also capital partners on the project.

Zoom out: Third & Urban is also the team behind Lower Tuck, an office and retail project in west Charlotte.

What they’re saying: “By embracing the overpass that runs directly through the center of the project, The Pass has been carefully designed to bring energy and life to the surrounding areas,” Third & Urban Director Caleb Brenneman said in a statement.
