Happy Thursday. The weekend is calling.
☀️ Today's weather: Sunny, with a high of 100.
Today's newsletter is 784 words — a 3-minute read.
1 big thing: 👀 "Mega site" coming to Buckeye
A massive new manufacturing campus planned for Buckeye could transform the city and the region.
Why it matters: Buckeye is already among the fastest growing cities in both Arizona and the U.S., and the Grand View Arizona complex could be an economic game-changer.
Driving the news: Developer JLL announced yesterday that it's marketing the 2,500-acre "mega site" as a sophisticated manufacturing campus that could have an economic impact of over $1 billion.
- The area is more than twice as large as Taiwan Semiconductor Manufacturing Co.'s north Phoenix site, per JLL.
State of play: JLL expects Grand View to be attractive to manufacturers in industries like energy, aerospace, electric vehicles, battery technology, advanced automotive and transportation, biotech and life sciences, defense, artificial intelligence and autonomous transportation, the company told Axios.
- A project narrative submitted to the city in January said Grand View was expected to have a mix of advanced manufacturing, distribution, data center, battery storage, office, commercial, industrial and residential uses.
- JLL had no estimate for how many people might be employed at the site — it will depend on who sets up shop there — but projected that every job at Grand View will create 2-2.5 additional jobs elsewhere in the economy.
Zoom in: The largely agricultural area is located between Broadway Road to the north, MC 85 to the south, Dean Road to the west and Perryville Road to the east.
- JLL touted the site's access to 2.75 miles of Union Pacific rail frontage, "state-of-the-art infrastructure" and access to power, water and telecommunications.
Zoom out: Grand View Arizona could be an additional boost to the astronomical growth Buckeye — a sleepy farming community for most of its history — has seen over the past quarter century.
- The city's population jumped from just 6,537 in 2000 to an estimated 120,000 today.
- JLL told Axios that most of Buckeye's workforce has jobs outside the city, and Grand View will create employment closer to home for residents.
2. 👀 Ducey's presidential "announcement"
Former Gov. Doug Ducey may be the perfect person to make the White House boring again, Washington Post columnist George F. Will opined yesterday.
The intrigue: In an "imagined" presidential announcement from Ducey, written by Will, our former governor argues that it's time to "shrink the president's prominence," and that he's the guy to do it.
🤫 The gist: "A Ducey presidency will not be constantly in your face or on your mind. You might go weeks without being reminded that I am there, out of sight, conducting the president's principal business as the Constitution defines it: taking care that the laws are faithfully executed."
🤭 Money quote: "My face, which is nothing to write home about, will appear on no banners draped over Washington buildings."
🍦 The bottom line: "To all who will vote in 2028 Republican primaries, my goals for America are: less overheated presidentialism, more ice cream."
- (In case you forgot, Ducey was the CEO of Cold Stone Creamery before entering political life).
3. Chips & salsa: Hantavirus watch

4. 🍺 Spellbinder vs. Day Drinker

The championship matchup for the inaugural Axios Phoenix craft beer bracket is set.
State of beer: Will Wren House's Spellbinder, brewed with Arizona-grown wheat, take the crown?
- Or will Pedal Haus' Day Drinker, which recently won silver in the World Beer Cup, come out on top?
The intrigue: Four Peaks' Kilt Lifter, Arizona's OG craft beer and a heavy favorite in the bracket, suffered a Final Four upset yesterday.
- Anything can happen in this beer bracket.
How it works: The final round is live. Pick your favorites here until 3pm today.
- We'll announce the winner tomorrow.
🍺 Jeremy thinks Pinetop Brewing Company makes Arizona's best beer and he wishes they bottled it for retail sales.
🍺 Jessica was shocked by the Kilt Lifter upset but excited to see Wren House thrive in the bracket.
