Life Time planning "flagship" Maple Grove club in swap with city

Life Time and the city of Maple Grove have reached a deal that will pave the way for a "flagship" health club in the city — and perhaps even more.

How it works: The two sides are doing a real estate swap, according to a press release.

The city is going to buy 17.5 acres of land from Ryan Cos. in the massive Minnesota Health Village development near the I-94 and Highway 610 interchange. It will then give that land to Life Time so the company can build a club there with all the new amenities.

Once that club is complete, Life Time will give the city its existing club, which is connected to the Maple Grove Community Center, allowing the city to expand the community center.

Follow the money: City administrator Heidi Nelson told Axios that Maple Grove will spend $10.9 million to acquire the land for Life Time and will also provide a tax abatement and waive special assessments totaling another $6.6 million.

Between the lines: Life Time says it will pursue more development at the site beyond just the club.

CEO Bahram Akradi told Axios last week that he was planning a new Life Time Village in the northwest metro that would include housing and coworking space. This is what he was talking about.

What's ahead: Maple Grove's planning commission will review the project Nov. 25. The City Council is slated to vote on the real estate exchange and tax abatement agreements Dec. 2.
