A residential boom is set to transform the Design District from luxury shopping to upscale condos.
Why it matters: As Brickell fills up, buyers are exploring less congested areas that still offer access to downtown, the Real Deal reports.
Driving the news: Nearly 1,000 residential units are planned for the district and surrounding areas, according to the real estate publication.
What they're saying: Developer Joe DaGrosa, who's building the Kempinski Residences Miami Design District, tells Axios that the retail-to-residential transition is a "natural outgrowth."

Fouquet's Hotel and Residences Miami: A 25-story, 143-condo project connected to a 12-story hotel with 85 rooms and 20 residences, planned for 39 NE 39th St. as part of Parisian brand Fouquet's first hotel in the U.S.
- Developers: Dacra, Miami Design District Associates, Fort Partners, Raycliff Capital and Constellation Hotels Holding.
- Units starting at $1.8 million.
- Expected 2030.
Kempinski Residences Miami Design District: A 23-story, two-tower project with 128 residences, six townhomes and 18 guest suites planned for 3801 and 3883 Biscayne Blvd., east of the district.
- This would mark the first U.S. branded residential development for the European luxury hotel company.
- Developer: DaGrosa Capital Development Partners.
- Starting at $3.7 million.
- Expected 2029.
Jean-Georges Miami Tropic Residences: The 49-story, 338-unit project — branded after the Michelin-star chef Jean-Georges Vongerichten — would include 27,500 square feet of ground-floor retail at 3501 NE 1st Ave.
- Developers: Terra and Lion.
- Starting at $914,000.
- Expected 2028.
Cassi Miami: The 20-story, 107-apartment project would include 23,000 square feet of retail space at 3600 NE 1st Ave.
- Developers: Hunter Pasteur, the Forbes Company and Miami Design District Associates
- Completion expected 2027.
