Miami "supertall" developer plans another downtown skyscraper

Miami's downtown skyline is getting supersized.
The big picture: With the Waldorf Astoria Residences Miami slated to become the city's tallest building when it opens in 2028, developer Property Markets Group (PMG) announced Thursday that another "supertall" is on its way.
The latest: The Delano Residences Miami, at 400 Biscayne Blvd., will rise 985 feet and feature 421 residences, each beginning at $800,000.
- The Miami-based PMG, which is partnering with Ennismore on the project, says the Delano will include an 800-foot-high "Sky Pool" and an observation floor with a glass deck that will be open to ticketed visitors.
Zoom out: Miami is in the middle of a skyscraper boom, but some projects have yet to break ground, Bloomberg reports.
- As wealthy business owners continue to move to South Florida, Miami-Dade's luxury condo market had a good month in January.
- Condo sales of $1 million and up increased 21% last month compared to January 2025, according to the Miami Association of Realtors.
What they're saying: PMG managing partner Dan Kaplan said in an interview last year that it would make sense for Miami to "become the next prime location for high-end supertalls" given the influx of wealth.
- "Though there's a world of difference between submitting plans for a supertall and actually delivering one."
What's next: The construction timeline for the Delano is about 5.5 years, Ryan Shear, managing partner at PMG, tells Axios.
- Meanwhile, PMG has several more local developments in the pipeline.
- The Waldorf Astoria at 300 Biscayne Blvd. — recognizable by its stacked cube design — is already under construction and set to become Miami's first supertall structure at 1,049 feet tall. (The city's currently tallest building is the 868-foot Panorama Tower.)
- The E11EVEN Club Hotel & Residences and The E11EVEN Club Residences Beyond — a pair of 65-story towers also rising downtown — are being built next door to Club Space on Northeast 11th Street.
- The Club Hotel & Residences is expected to be complete this year and is 100% sold, Shear says.
- The E11EVEN Club Residences Beyond, which is 99% sold, is expected to be completed in 2027.
