A newly built, fully furnished private island estate in Cornelius will soon hit the market for nearly $19 million — among the priciest listings in the Charlotte region.

Why it matters: If it sells near asking, the Lake Norman property could challenge local home sale records, which have topped out around $11-12 million in recent years.

Catch up quick: The luxury home, at 20221 Regatta Island Dr. on Lake Norman, sits on a 3.04-acre private, gated island.

The owner, an entrepreneur, purchased the island and had the home custom-built in 2024, but never moved in.

The intrigue: The 12,000-square-foot, six-bedroom and nine-bathroom home will come fully furnished, including a pontoon boat and two jet skis.

It also features an eight-car garage, which Bramhall says is uncommon for Lake Norman homes, where four-car garages are more typical.

Luxury living: Bramhall says the property offers complete privacy, along with a rare natural sand beach.

It spans 1,250 feet of shoreline, fully enclosed by a black wrought iron fence.
Outdoors, the property is designed for resort-style living, featuring a saltwater pool and spa overlooking the water, along with a fire pit and a covered lakeside pavilion.
There's also a separate private guest apartment.

This Cornelius mansion returned to the market in March for $14 million after initially listing for $18.895 million in September 2024.

The big picture: Listing prices can be aspirational, but Bramhall says this property has "all the ingredients" to set a record for the most expensive sale, including its size, new construction, private island setting, and high-end amenities.
