A third major Uptown grocery store is in the works in Fourth Ward, permits filed this past summer with the City of Charlotte indicate.
Why it matters: Publix has long planned a store at 111 W 10th St. as part of the Ten Tryon development, originally planned to be a 15-story tower comprising office space — "anchored by a Fortune 100 company" — and a rooftop restaurant.
Yes, but: That's what was proposed back in January 2020, right before the pandemic hit. The latest permits indicate that the grocery store is moving forward without the rest of Ten Tryon.
The latest: Plans now show only a single-story grocery store and a two-story parking deck at the 1.44-acre site.
- Armada Hoffler, which owns the land, did not respond to requests for comment. Neither did Harris Development Partners, which sought the permits.
Between the lines: Publix declined to share an update on the location. However, the Florida-based grocer has been quickly expanding in North Carolina. Charlotte stores opened at the Arboretum in September and at Clear Creek Crossings, off Albemarle Road, in May.
- Uptown's other two grocers include the small Harris Teeter in Fourth Ward and the Whole Foods on East Brooklyn Village Avenue.
The big picture: North Tryon is Charlotte's capital of aspirational projects falling through. City boosters and local government have attempted to revitalize the area for years.
- Case in point: Seventh and Tryon — Mecklenburg County's $600 million mixed-use district — has stalled. The developer reportedly backed out of the deal in 2023, as did a potential office anchor tenant, Truist Bank. The county also blamed challenges in the development market.
- There has been some success, though, such as the under-construction Uptown main library and the "North Tryon Tech Hub," which includes the UNC Charlotte Center City campus.
The bottom line: A grocery store could be another win for the corridor.
