13 units within the historic Lance building in South End could be yours for $12,900,000.
The property is located at 310 Arlington Ave., right off South Boulevard near Nikko Japanese Restaurant.
Why it matters: The listing is now the most expensive residential real estate listing in the city, according to the local MLS.
Layout: 13 contiguous condominiums are located on the 2nd and 3rd floors of the 85-unit building, encompassing nearly 17,000 square feet.
- Unit features include open/loft floor plans, oak hardwoods, exposed brick, wooden beams, large windows, secure building access and a gated 13-car garage.
- Second floor: Three units are connected with conventional and spiral staircases linking the spaces. Three more units are located on this floor that do not connect.
- Third floor: Five units are fully residential and connected laterally. Two units are connected laterally as commercial use with full working office spaces.
Bonus: A recording studio unit can be seen on the second floor to add to the listing to live/work opportunities within the building.
Flashback: The 1926 building was initially the Lance Cracker factory. During the Great Depression, the company would give away cookies and crackers to hundreds of people who’d line up outside its doors, according to an Observer story from 1976.
- Lance moved its operations in the 1960s to another facility down the road on South Boulevard.
- After a complete renovation it was transformed into Factory South, the first loft conversion in Charlotte with 85 loft condominiums.
What they’re saying: “The discerning buyer will appreciate its prime location, flexible layout and unique history,” realtor Hanes Walker of Premier Sotheby’s International Realty, who has the listing, said in a statement.
- The units are currently owned by Jeffrey Gitomer, a national best-selling author and his wife, Jen Gitomer.
