More (mostly) car-free apartments coming to Optimist Park

The developer behind The Joinery, Charlotte’s first carless apartment complex in Optimist Park, is underway with a second phase, according to a recent press release.
What’s happening: Real estate firm JLL Capital Markets said last week that it arranged a $65.2 million construction loan for the project’s expansion, which includes 361 units in two buildings. It will also have 17,384 square feet of ground-floor retail space.
Context: The original development, a six-story, 83-unit building with no structured parking, opened earlier this year.
- The next phase will include a small amount of parking: 36 garage spaces, according to Jenna Sharp, a spokesperson with JLL.
Why it matters: Charlotte is moving to be a more transit-friendly city that’s less reliant on cars. The Joinery is a block from the LYNX Blue Line’s Parkwood station.
Details: Real estate firms Space Craft and Swinerton are co-developing the project. Building parking is expensive, and Space Craft previously told Axios’ Katie Peralta Soloff that it would pass down those cost savings to residents.
- Rent at The Joinery’s current location start at $1,375 for a studio, $1,420 for a one-bedroom and $2,065 for a two-bedroom, per their website.”
The addresses for the new location are 1816 N. Brevard St. and 420 E. 22nd St.
Plus: A rendering of the property shows signage for Protagonist Beer on the ground floor.
- Protagonist owner Mike Salzarulo confirmed plans to expand into the building but declined to provide any details.
Of note: Residents can still own a car, they just have to park it elsewhere. The building has an agreement with Preferred Parking for residents to keep their cars in offsite lots, Axios reported.
