Pappas Properties
Scaleybark Station is a massive mixed use site on the light rail line and will absolutely transform the entire area (it’s currently a grassy field). The project will consist of hotel rooms, offices, retail, residences and public space.
The first retail component, known as South Village Retail at Scaleybark Station, has begun leasing and it is just a small glimpse of what’s to come.
Here are the facts:
- 16,000 square feet of retail available.
- Space from 1,200 to 8,000 square feet is being marketed.
- Site is located at the intersection of Clanton Road and South Boulevard (and the new street Pappas is calling TryClan Avenue).
- Brian Roth with Pappas Properties is handling the retail leasing.

The renderings shown indicate they are going after restaurants and brew-friendly places which is always welcome in Charlotte. The progress of this project is vital to the area and continuing to push development along the light rail.
The shell delivery is listed as February 2017, so work on this project should get underway very soon. Currently they are asking for between $32 and $36 per square foot, which seems extremely high to me, but hey, what do I know?
The massive Scaleybark Station is another solid mixed-use development from Pappas Properties that will integrate pedestrian friendly environments, market rate rentals, high end office space and an overall community feel in one development.
