North Tryon’s revitalization begins now: Skyhouse looks to breathe life into a once maligned area of Uptown

North Tryon doesn’t see nearly the love that South Tryon does. Where South Tryon is vibrant and booming, North Tryon is rather desolate and has a bit of a homeless problem.
Grubb properties (among others) is looking to change all that with their Skyhouse development. Along with the First Ward Park (under construction), Canopy/Homewood Suites Hotel (planned), Carolina Theater renovation (fundraising) and other, Skyhouse is among the many projects looking to breathe life into North Tryon and First Ward.
Let’s take a bit of a deeper dive into the Skyhouse project, which is already pre-leasing.

What is it?
Over the last year, you may have noticed a new addition to the skyline. That is Skyhouse I, the first of 2 identical 336-unit apartment towers. Skyhouse I towers 273 ft above the ground and is surrounded by Tryon, Church, 9th and 10th Streets.

Why do you care?
First and foremost, this project adds life to the desolate North Tryon. This is exactly what this area needs to get going and with the incredible amenities this complex provides, I have a feeling they will have no issues filling the two towers (just look at those amenity decks).
There is something to be said about a pool on the 24th floor and the top level of the parking deck having a tennis court.
Skyhouse has an ace up its sleeve, however, something that is “in the works” but is virtually all said and done. That ace is a Publix sitting on the Tryon side of the property.
South Tryon is getting a Whole Foods so its only fair North Tryon gets an amazing grocery store of its own, and I have no doubt Publix will fill that void. No official announcement has been made on this (no timeline, sorry) and it’s possible it may not happen still (or happen anytime soon). It is, however, still something to look forward to.
Also, Skyhouse will provide Uptown with its only veterinarian. With all the pets I see Uptown, it’s a shame the owners have to leave the Uptown area to take them to a vet, and if you don’t have a car (a true urbanite) this causes a challenge. Skyhouse seeks to change this, as the office will be in the garage retail space giving all pet owners a doctor to take their pets to Uptown.
Each building has two other retail spaces (the first tower’s are on 10th and Church) and they hope to fill one of them with a bar that residents can enjoy.
The foot traffic this project will provide is outstanding and I am excited for people to start moving in and to see North Tryon’s continued development.
When can you use it?
Skyhouse I is targeting an August open but they are topped out. They are currently pre-leasing for the second building, which is set to begin construction later this year. The garage amenity deck won’t be open right away but it should be done soon after residents start to move into the first tower.
They have a leasing office on the construction site (it’s actually quite nice) and they already have had a ton of interest from new residents.
No date has been set on the vet opening, and they haven’t quite secured a bar yet, but I am looking forward to that being set!
