Changes coming to NoDa. What you need to know about Petition 2015 – 001

As an invested homeowner in the “up and coming”, “transitioning”, and “it’ll turn any day now” NoDa/Villa Heights neighborhood, development news like this makes me positively giddy. But some residents, and the city, aren’t so happy.

Facts
- The block on North Davidson Street between 26 and 27 streets is up for re-zoning – for project: NoDa at 27 Street
- It’s located adjacent to the development with Amelie’s, and directly across the street from NoDa brewing and notably houses their overflow parking lot (map and plans).
- The petition calls for the plot of land to be changed from MUDD-O (mixed use development-optional) to TOD-M(O) (transit oriented development-mixed use development, optional) aka Blue Line Friendly.
- The petition is proposing a combination residential and non-residential structure be built on the property
- The first level would feature retail and restaurants, with the top four levels containing up to 250 residential units, for a total of 5 levels

- Technically the parcel is within the Villa Heights neighborhood, though it’s commonly referred to as being a section of NoDa

- Some folks aren’t so stoked about the plan – the height of the building has been a pain point, as has the number of increased residents, and concerns for parking and traffic
- From the petition: “The petition is consistent with the Blue Line Extension 25th Street Transit Station Area Plan with respect to proposed uses, but the proposed maximum height is inconsistent with the plan. In addition, staff has concerns about how the mass and scale of the portion of the project located at the corner of Yadkin Avenue and East 26th Street will relate to adjacent neighborhood”
- The existing businesses on the land at 2320 North Davidson Street will be affected, including Free Range Brewing, Peddler’s Post, Party Pedaler, Time Out Youth, and Junk Rescue. However, the plan points out that they reside on “Development Area B” and would not be affected until the rest of the parcel has been developed
- Where will we park when we want a Hop Drop ‘n Roll? Even though NoDa is expanding, they’re keeping their current location.
Next steps
- April 20, 2015 – City Council Hearing (6:00 pm) – where developers and neighbors give their opinions on the project
- April 29, 2015 – Zoning Committee Work Session (4:30 pm) – The Commission will make its recommendation. This is an open session, but not a hearing
- May 18, 2015 – City Council Vote (6:00 pm) – The council will vote on the rezoning at their regular meeting
If you ask me, anything would be an improvement to the junk yard that’s there today, bring on the TOD-M(O)!
