1 big thing: 🏘️ Growth meets resistance
Charlotte leaders campaign on affordable housing, but are increasingly yielding to neighborhood pressure to reject projects.
Why it matters: Even though Charlotte's housing crisis is dire, unhappy constituents have come close to derailing new construction, making the approval process intimidating and confusing for builders.
State of play: Half of renters in Mecklenburg County are cost-burdened, putting more than 30% of their income toward housing, according to the Charlotte-Mecklenburg State of Housing Instability and Homelessness Report.
- There's a gap of 12,143 rental units affordable to those earning 51 to 80% of the area median income.
Driving the news: In April, council members approved True Homes' plan in a 6-4 vote to build 65 affordable townhomes at University City United Methodist Church, despite pushback from neighbors. The units would serve people and families earning 80% or less of the area median income.
- Council was in the same scenario the month prior at its March zoning meeting. It narrowly passed Crosland Southeast's plan — again in a 6-4 vote — for a 55-and-up affordable community in the Wilora Lake area.
The other side: Neighbors objecting to these projects are largely citing traffic concerns.
Yes, but: Building dense housing within city limits reduces traffic in the long run, says Carolina Forward's policy director Theodore Nollert.
- "The question has to be, is affordability one of the goals and values driving the decision-making, or not?" Nollert says.
Threat level: Council member Ed Driggs warned during the April meeting that rejecting projects could discourage other affordable housing developers.
- When asked if he agrees, Ron Staley of True Homes, an affordable homebuilder, says the situation "highlights how important consistency and alignment are."
2. ⚡️ Biz lightning round: Centre South chugs along
🏗️ Two big South End apartment projects have locked in construction loans.
- Panorama Holdings got $16 million for 84 micro apartments averaging about 363 square feet — roughly the size of a one-car garage — with robotic furniture technology that transforms the space from a living room into a bedroom. (Observer)
- The Fallon Company secured $100.5 million for the first 329 apartments at Centre South, a decades-in-the-making development that could finally break ground this year. (Observer)
💻 Truist is opening a tech hub in Hyderabad, India, that will eventually employ at least 4,500 people. The Charlotte-headquartered bank awarded a $500 million contract with IT firm Infosys for the facility. (CBJ 🔒)
🏦 TowneBank is tearing down its two-story SouthPark headquarters at 6337 Carnegie Blvd. later this month and will replace it with a 75,000-square-foot, five-story building by 2028. (CBJ 🔒)

3. 🏘️ Townhome boom backfires
Charlotte has reached a new record in the supply of townhomes, but many are still sitting on the market or selling for less, Homes.com's latest report shows.
Why it matters: Townhome construction became popular amid soaring land costs. But with a median price of $349,450, a townhouse in a less walkable area with limited amenities can't always compete with a single-family house, explains Chuck McShane, senior director of market analytics.
By the numbers: Townhome sales plummeted nearly 14% compared to this time last year, while listings increased 18.9% to just over 2,000 in March. That's up from just 900 in March 2022.
- Prices have decreased by about $8,000 (2.2%) from last year.
The big picture: Rising supply and softening demand for townhomes, in particular, is dragging Charlotte's overall median home price down by 0.5%, contributing to the market's first year-over-year price drop since January 2024.
- Single-family prices were flat ($425,000), and condos rose 2.5% ($302,750).
Charlotte's overall home sales also saw one of the steepest slides in the country, falling 7.6% in March.
- Part of that can be blamed on an unusually snowy February, pushing closings back.
Yes, but: "We've also seen job growth slow down during the first few months of 2026 across most sectors except professional services," McShane says. "That could be keeping some middle-income buyers on the sidelines."
