🚧 1 big thing: New life for a rehabbed North Tryon building

The new owners of Foundation Supply, the rehabbed former office property on North Tryon, are in the midst of signing leases with several retail tenants, including an event space operator, a climbing gym and a to-be-named coffeehouse.
Why it matters: Foundation Supply was previously envisioned to be a buzzing office hub. But as office demand dried up these past few years, the plans for the property did too.
- The current growing retail tenant lineup is intended to keep the building filled from morning until evening.
Details: Nearly 25,000 square feet of the 125,000-square-foot facility will be an event space called The Casey. It's the latest project by Marysue Boyle's hospitality firm Beau Monde. The group's other event spaces include The Ruth in Wesley Heights.
- The Casey will include a main 8,000-square-foot reception space, a 4,000-square-foot event space, indoor and outdoor bar areas, a catering space with a full kitchen and Beau Monde's main offices.
- The space will be able to host all kinds of large-scale events, from weddings to nonprofit auctions.
- Boyle describes The Casey as "a masculine counterpart to The Ruth," with rich details such as exposed brick, 22-foot-high sawtooth ceilings and tons of natural light.
Timeline: Booking is already open for The Casey, which is slated to open in April 2024 following renovations.
Flashback: Charlotte-based Browder Group Real Estate bought Foundation Supply this spring for $15.1 million, the Observer reported.
Of note: Browder is still looking to fill about half the building. Representatives for the other two tenants — the climbing gym and the coffeehouse — declined to comment or did not respond.
What he's saying: "We looked at the building and decided that office was not a viable use there," Matt Browder, owner of Browder Group Real Estate, tells Axios.

2. ⚡️ Biz lightning round

🏨 A new hotel at 508 N. College St. called Homewood Suites by Hilton opens early next month in Uptown.
- The 211-suite property has full kitchens and sleeper sofas, a daily hot breakfast buffet, a fitness center with a Peloton, meeting and event space, an outdoor terrace with firepits and grills, and a bar and light bites restaurant called the 1st Ward Social, per the hotel.
🐶 Lowe's and Petco are expanding their pilot program that offers mini pet shops inside select stores of the home improvement retailer, per a company statement. The two brands are expanding the program from 15 stores to nearly 300, including several in and around Charlotte, by the end of 2023.

3. 💰 YMCA's shaky finances

The sale of the beloved Johnston YMCA in NoDa will help alleviate some of the financial woes of the YMCA of Greater Charlotte, but it won't "rescue the nonprofit entirely," Observer reporter Jodie Valade wrote recently.
Catch up quick: The Y is selling the prominent site on North Davidson to a developer, and the Johnston Y will close at the end of the year.
- The yet-to-be-named developer will make its own announcement about plans for the site, a Y spokesperson told Axios.
By the numbers: Total revenue for the Y was down more than 28% from 2019 to 2021, per the Observer, citing tax records. Membership today is down about 25% since 2019.
What they're saying: Joe Angelon, Charlotte YMCA's senior vice president of Southern operations and special projects, told the Observer that the Johnston Y's sale is "absolutely necessary — and I wish it wasn't."
