If voters approve Amendment 3 next month, the tax burden could shift to renters, according to a new report.

Why it matters: Local governments could increase property taxes on non-homestead property to make up for losses, potentially raising rents as landlords try to pass on the costs.

By the numbers: In a recent statewide analysis, national property tax expert Jared Walczak found the average Florida apartment's property tax bill could jump $406 in 2028 and $554 in 2031 — a 15% and 16% increase, respectively, if local governments raise rates enough to offset the lost revenue.

The property tax for a single-family rental home could jump $1,081 annually in 2028.

Zoom in: In Broward, Walczak estimated that an average apartment's property tax bill could rise 15%, or $631, in 2028.

Property tax on a single-family rental could jump 14%, or $1,655.

What's next: Walczak warned that Amendment 3 could slow property development and discourage construction of new affordable housing units.
