Hollywood weighs relaxing height limits along beach

Hollywood's planning board will consider a proposal on Tuesday that would ease density and height restrictions on parts of Hollywood Beach.

Why it matters: While the proposal aims to spur investment and fund new public benefits, some residents fear it could change the character of Hollywood Beach and lead to more high-rise development.

Between the lines: The proposal would establish six precincts on the barrier island with specific new height rules:

North Beach Village: Between Dania Beach Boulevard and Franklin Street.
North-Central Beach Residential: Between Thomas and Carolina streets.
Central Beach Commercial: Between Carolina and Tyler streets.
Hollywood Beach Resort: Between Tyler and Harrison streets.
South-Central Beach Residential: Between Harrison Street and Bouganvilla Terrace.
South Beach Residential: Between Bouganvilla Terrace and Hallandale Beach Boulevard.

The intrigue: Some projects in the Hollywood Beach Resort precinct could reach 340 feet.

An additional 150 feet could be authorized under a historic rehabilitation incentive.

Zoom out: The proposal also creates bonus density programs, including one that would allow the city to let eligible properties add extra hotel rooms.

What they're saying: The proposed change "is intended as a short term, voluntary and time-limited planning tool to address near-term redevelopment opportunities," the city report reads.

What's next: The proposal will eventually have to be approved by the City Commission.
