Fidelity Hotel latest sign of downtown surge

The Fidelity Hotel is now open inside the historic Gwynne Building, another piece of downtown Cincinnati's push to become a tourism destination.

Why it matters: Tuesday's opening marks another step toward making downtown a welcoming place for tourists, convention-goers and locals.

The latest: The $88 million project turned the long-vacant 1913 Beaux-Arts building into a 165-room hotel.

Commissioned by Alice Gwynne Vanderbilt, wife of Cornelius Vanderbilt II, the building later became P&G's headquarters from 1935 to 1956.
The renovation preserves historic architectural details while adding local artwork and Cincinnati-inspired design, including a portrait of Alice above the front desk.

"We've poured a lot into restoring this building," hotel general manager Michael Dunbar told Axios prior to the ribbon-cutting. "Seeing it come back to life has been emotional for everyone involved."

The big picture: Fidelity opens as Cincinnati and 3CDC are investing nearly $830 million in the Convention District through the First Financial Center renovation and Elm Street Plaza.

What they're saying: "The restoration of the Gwynne building is also another great example of restoring a beautiful historic structure that has a really unique sense of place, which will support continued growth in tourism," said City Council member Mark Jeffreys.

By the numbers: Fidelity and the recently opened Moxy are the first additions in a pipeline of new hotels.

Downtown inventory is projected to grow from fewer than 2,900 rooms five years ago to nearly 4,600 by the end of the decade.
That includes the 700 rooms that'll open in the Marriott across from the convention center in late 2028 or early 2029.

Demand is keeping pace: Through June, downtown occupancy trended 14.1% higher on weeknights and 3.8% higher on weekends compared with the same period in 2025, according to Visit Cincy.

Between the lines: Dunbar said Fidelity is designed to feel like part of downtown, not just another hotel.

The Gwynne restaurant and Cora's All Day Café feature sidewalk-facing entrances intended to draw people in from the street.
Chef Brad Bernstein designed the spaces as neighborhood gathering spots featuring Ohio-sourced ingredients, local artwork and goods from Cincinnati makers.

The last word: "Cincinnati needs a property like this," Dunbar said. "We see this as an opportunity to really elevate the experience in this part of downtown."
