Broomfield is getting a second chance at an In-N-Out location.
Why it matters: In-N-Out draws large crowds at new Colorado locations, and this site would be the second-closest restaurant for most Boulder County burger fans.
The latest: Broomfield posted a concept review plan Wednesday for an In-N-Out location at 4181 W. 120th Ave.
- The In-N-Out would be in a new 3,890-square-foot building, with an additional 1,400-square-foot outdoor patio area on the east side of the building.
- Access to the restaurant would be through an extension of West 121st Avenue from the west, and the proposed drive will loop around to a new access onto West 120th Avenue.

Friction point: Broomfield listed parking and traffic issues as potential concerns on the site review.
- The proposal includes 76 parking stalls, but since the restaurant is in a parking reduction zone, that number would require an exception from the city.
- A traffic study will be required as part of the formal development application due to the anticipated increase in traffic.
Flashback: This is In-N-Out's second try at a Broomfield location. The California-based burger chain submitted a concept plan for a location at 5005 W. 120th Ave. last year.
- That plan was withdrawn before the neighborhood meeting stage due to traffic and Sheridan Boulevard access issues.
The big picture: In-N-Out has expanded to a dozen locations in Colorado since opening a Colorado Springs headquarters in 2020.
- The most recent was a November opening in Longmont, the first and so far only Boulder County location.
What's next: Broomfield is taking feedback on the initial concept until March 12.
- Neighborhood meetings and a formal review will follow the concept review, followed by hearings at the Land Use Review Commission and then possibly City Council.
