Mortgage rates have surpassed 5% — the highest rates have been in years, according to data shared by Freddie Mac. 

Why it matters: Low mortgage rates during the past two years made buying in a sellers' market more affordable.

In March 2022, median home sale values in Dallas were up 22% year over year, and now borrowing money is more expensive, too. 

Already-fatigued buyers could be priced out of the market.

Flashback: A year ago, mortgage rates were only about 3%.

If you took out a $300,000, 30-year mortgage loan in April 2021, your monthly principal and interest would be around $1,260, according to numbers shared by Freddie Mac. 

State of play: Your monthly payment on the same type of loan in April 2022 (at 5%) would be $1,631. 

That's $371 more per month; $4,452 a year; and $133,560 more over the life of your loan.

What's next: Mortgage rates are expected to rise throughout the year, averaging 4.6% for 2022 and 5% for 2023, according to Freddie Mac's trend forecast. 

If demand cools because of rising rates, housing prices could stabilize. 

Yes, but: We're still in a critical supply crunch, so inventory would have to catch up to the remaining demand for prices to actually cool.

The season of giving is almost upon us, so we found a few volunteer opportunities with local organizations that need your help.

But don't stop here. There are dozens of other worthy causes in and around Dallas.

Café Momentum provides at-risk teens a 12-month paid culinary internship, along with  a case manager to address basic urgent needs and help create stability in their lives. 

Why it matters: Young people facing juvenile justice issues are given resources and skills for true long-term stability. 

How to help: Donate, join the Momentum Society (a group of donors who give $5,000+ annually) or volunteer at a restaurant or Community Services Center (CSC).

Email the Dallas location for volunteer opportunities.

Dallas Hope Charities has various programs that support at-risk and/or homeless LGBTQ+ youth (ages 18-24).

Why it matters: LGBTQ+ youth have a higher risk of suicide and homelessness than their peers. 

How to help: Donate, volunteer your time or teach a skill, or buy items for the shelter. 

You can also schedule a Hopeful Discussion if you have a team of people who want to learn more about allyship and how to support LGBTQ+ youth.

3. Homeless Veterans Services of Dallas, Inc.

Homeless Veterans Services of Dallas, Inc. provides resources for homeless veterans, peer support, housing assistance and other services.

Why it matters: The nonprofit has served 60,000 veterans so far, from providing access to laundry and showers to connecting them with housing resources. 

How to help: You can shop their Amazon wishlist directly or make a cash donation. 

You can also drop off items in person 8am-3pm on Tuesdays and Thursdays  (4900 S. Lancaster Rd.). Call 214.372.8822 when you arrive. 

In 2018, Dallas Animal Services started Dallas90 which aims to connect the community to the shelter's mission. 

Why it matters: The shelter takes in thousands of pets a year and has a 90% live release rate. 

How to help: You can donate cash or items volunteer any number of ways, from taking dogs on runs or walk to taking photos of available pets. 

Harvest Project Food Rescue collects surplus produce that would have been thrown away and delivers it to families in need. 

Why it matters: The nonprofit delivers baskets of fresh produce to hundreds of families a week. 

How to help: You can volunteer remotely or in person, or make a donation.

Things to Do

Dallas-area interior designer Kim Armstrong married function and joy to bring this Lake Highlands home to life.

The house: At 3,192 square feet, this family home has four bedrooms and four bathrooms.

The house was built in 1960, and the owners, who have kids and love to entertain, wanted a more modern layout.

They spent a year working with an architect to try to get the right plan before Armstrong and her team at Kim Armstrong Design stepped in.

Design: The house is every bit as functional as it is beautiful. The owners wanted a mudroom, laundry room and desk space for the whole family.

They also wanted a spacious kitchen with double ovens and a walk-in pantry for cooking and entertaining.

"They are a fun family who like to entertain and this layout allowed them to get all the items on their checklist — and have fun with the design," Armstrong says. 

Inspiration: The client gravitated toward a transitional style and the color blue and was inspired by other light and bright remodels in the area.

Armstrong used pops of color, playful tile, designer light fixtures and patterned wallpaper to pack these spaces with personality. 

The end result is a bright and airy feel with pops of color — a very transitional style.

Stroll along this 3.5-mile loop and watch the planes come in to Love Field Airport.

Details: The trail is mostly paved, and the park is open 5am to 11pm daily.

Parking/location: Bachman Lake Park, 3500 W. Northwest Highway.

Take in the skyline views from this 13.9-mile mostly gravel loop trail.

Details: The trail is part of Trinity River Greenbelt Park.

Parking/location: Trinity River Greenbelt, 3700 Sylvan Ave.

Swap our your usual neighborhood walk with this 9.4-mile strut around White Rock Lake.

 There are miles of trails to choose from at the preserve.

7171 Mountain Creek Parkway in Dallas. Go from 6:30am to dusk Tuesday through Sunday.

There are 8 miles of paved hike and bike trails and 10 miles of mountain bike trails.

701 NW Green Oaks Blvd. in Arlington. Open 5am to 10pm.

There are 8 miles of trails in the 121-acre preserve.

2875 Pierce St. in Dallas. Open from dawn until dusk.

There are pedestrian-only trails and trails just for off-road cyclists at the 200-acre park.

Details: Open 5am to 11pm every day except Wednesday, when the park opens at 2pm.

Spring is here, which means we&#x27;re ready to get our steps in. Here are a few walking trails to add to your rotation.

The EDIT Sale, a designer consignment pop-up with brands like Cara Cara, Ulla Johnson, DemyLee and La DoubleJ, has launched in Dallas.

How it works: Expect deeply discounted — but not quite thrift store — prices on designer clothing, shoes and handbags at the Dallas pop-up sale from Oct. 26-30. 

The sale is typically in a warehouse-style space that's set up like a store with dozens of packed racks, accessory displays and dressing rooms.

Designer jeans are usually $50 a pair. Most other items are $100+. 

Background: The sale started five years ago in Charlotte among a small group of friends who wanted to swap clothing at the end of each season. As word got out, dozens of women wanted to consign their unworn or gently used pieces. 

The tiny garage sale turned into a massive semiannual event with thousands of items. The event draws 40+ consignors and hundreds of shoppers.

Dallas' fashion scene is similar to Charlotte's, which made it a no-brainer for the first expansion site, one of the event's founders told me.

Location: The International, 150 Turtle Creek Blvd., Suite 210.

If you go: Expect a line. Sometimes the wait is 2+ hours in Charlotte on day one. 

If you're not on the hunt for anything specific, the best time to shop is actually the last day. The racks aren't as tight, and it's not as crowded so you can really hunt for your treasures. 

The dressing room is typically one big shared space, so wear undergarments you're comfortable with.

If you're on a budget, go in with a plan. For example, this year I'd like some tops for date nights, so I won't even look at the shoes and bags.

Coats, handbags or diaper bags aren't allowed.

What's next: There will be another sale in the spring.
